Cost Justification of Preventive Maintenance
Software CMMS
Cost justifying a CMMS (Computerized Maintenance
Management System) is most effectively accomplished using the 3 primary system
optimization criteria outlined by Dr. Goldratt, the world renowned author of the
"Theory of Constraints". These 3 criteria of Justification are:
- Increased Plant Throughput
- Decreased Operating Expenses
- Decreased Inventory
Criteria 1 Increased Plant Throughput:
The increase in plant throughput is the result of the increase in equipment
reliability that occurs as when maintenance practices from reactive to
proactive. Proactive practices include preventive maintenance inspections,
overhauls, lubrication, etc.. The automated maintenance history tracking that a
CMMS provides exposes equipment & repair weaknesses allowing management to
proactively plan prevention.
Criteria 2 Decreased Operating Expenses: The SMRP has
documented that proactive maintenance reduces operating expenses. This stands to
reason as a "stitch in time saves nine" - simple proactive routines
such a regular lubrication and filter changes cost far less than damage that
results from neglect. CMMS also allows maintenance resources to be scheduled
efficiently. Labor productivity is easily monitored.
Criteria 3 Decreases

Reduced finished goods inventory by meeting production schedules more reliably

Reduced spare parts inventory by planning maintenance.
